Following an extensive planning exercise on a prime existing site in East Malvern, Smith + Tracey was commissioned to develop the design for a new high quality 149-bed aged care facility. The preferred parcel of land fronts on to Waverley Road and an adjoining side street.
The building is three storeys and is set behind several existing towering eucalypts. An additional level of premium apartment style suites with large terraces is set back from the main facade, reducing the impact of the building height from the street and neighbours. The building is organised around a central entry and multi-level lifestyle zone with bedroom wings on either side wrapping around linear inner courtyards. The landscaped courtyards provide secure sanctuary and sheltered amenity for the residents. Servicing and car parking occur within part of the ground floor space and in a full basement.
The main facade presents an articulated composition of framed balcony elements with brickwork that is book-ended with generous glass clad terraces and cantilevered upper canopies to corner living areas. A striking angled curtain wall centrally located above the main entry signifies its function at ground level. It also provides a clue as to the communal lifestyle functions within, conveniently positioned for the benefit of all residents and visitors. These facilities relate to an expansive atrium space akin to a boutique hotel, and include lounges, cafe, activity spaces, beauty salon and wellness centre, cinema and private dining. Interiors were finished to evoke that hotel-like character while still providing a warm and comfortable environment for the residents to feel at home.
The brief was to create a leading highend residence to set the standard at the pinnacle of Regis’s portfolio of aged care residences. Smith + Tracey exceeded that expectation.
